Luxury designer and developer Ramtin Ray Nosrati, founder of Huntington Estate Properties, has completed his latest Beverly Hills estate. Known as Essence, the approximately 15,000-square-foot home sits on 2.1 acres at the top of a cul-de-sac and is reached by a long driveway.
The five-bedroom, seven-bathroom residence is arranged around a roughly 3,000-square-foot courtyard planted with mature olive trees, jasmine, vines, bird of paradise, flax, and tropical greenery. The property also includes a pool, spa, and outdoor kitchen and barbecue area.

One of the home’s defining interior details appears immediately upon entering. A sculptural staircase wraps around a live 16-foot banyan tree beneath a skylight in the two-story foyer. Stone is used extensively throughout the residence, with imported materials further customized by Nosrati’s team through sandblasting, black resin filling, and chiseled-edge work.

The rooftop is another highlight of the property, with a full-size pickleball court offering 360-degree views stretching from downtown Los Angeles toward the ocean. A bar, fire pit, and lounge area share the deck.

Inside, two primary suites each open to private outdoor space, while three additional bedroom suites have city and mountain views. The home also has a chef’s kitchen, separate prep kitchen, and outdoor kitchen, along with a suede-walled theater, private office, gym with sauna, and wine storage for approximately 100 bottles. Custom European furnishings selected and designed specifically for the property are included with the home.

Essence is Nosrati’s second completed residence on Donhill Drive. In 2025, Fashion Nova founder and CEO Richard Saghian paid $32 million in cash for Serenity, another Nosrati development on the street. In Brentwood, hedge fund manager Jeffrey Feinberg purchased Nosrati’s Oasis for $44 million. Other publicly known buyers of his homes have included professional basketball players Blake Griffin, Austin Rivers, and DeAndre Jordan.

Nosrati also has approximately $268 million in properties under construction, based on anticipated list prices, through Huntington Estate Properties. Another $250 million in projects is in planning and permitting, with construction expected to begin around the third quarter of 2027.

Essence is listed for $35 million with Sally Forster Jones of Compass, Tomer Fridman of The Beverly Hills Estates, and Jonathan Nash of Carolwood.
