A newly listed ocean-to-Intracoastal property in Manalapan is testing how much value buyers will place on approved plans, private frontage, and buildable land in one of Palm Beach County’s most closely watched luxury markets. The 1.3-acre site has 100 feet of direct ocean frontage and stretches west toward the Intracoastal Waterway, where plans call for a separate guest residence and private dockage.
The listing is not for a completed estate. It is being marketed with plans for a future compound. The design includes approximately 15,200 square feet of interior space in the oceanfront main residence, with floor-to-ceiling glass, an infinity-edge pool, Poliform cabinetry, and Calacatta marble finishes. A separate 1,250-square-foot Intracoastal guest house is also planned, although plans and permits for that structure still require approval.

The existing approvals are a major part of the offering. In coastal South Florida, state and local review can add significant time to a waterfront project, particularly when oceanfront construction, environmental approvals, and dock access are involved. State FDEP approval is already in place for the oceanfront residence, giving a buyer a more advanced starting point than a typical teardown or raw land purchase.

Vince Spadea, the property’s listing agent, said Manalapan’s rise has been driven by a combination of privacy, scarcity, waterfront access, and large parcels that allow owners to build more expansive compounds. He noted that the town has only about 60 ocean-to-Intracoastal estates and approximately 35 properties where the main residence sits directly on the sand. “We have seen prices more than double since 2020, making Manalapan one of the strongest-performing ultra-luxury real estate markets in the country,” he said.

The property comes to market shortly after another high-profile Manalapan land transaction. In June, The Wall Street Journal reported that Oracle co-founder Larry Ellison and WeatherTech founder David MacNeil agreed to buy portions of a roughly 4-acre waterfront parcel from developer Stewart Satter for a combined $67 million. MacNeil purchased one portion to expand his existing estate, while Ellison agreed to acquire the southern portion beside his own Manalapan holdings.

The two deals suggest that at the top of the market, buyers are paying not only for finished homes but also for land position, privacy, and the ability to shape a property around their own plans.
Spadea described 3060 South Ocean Boulevard as expected to become the first ground-up luxury estate built directly on the sand in Manalapan with plans for an Intracoastal cottage on the opposite side of the property. Most newly built oceanfront estates in the area, he said, do not have the zoning or approvals needed for an additional Intracoastal residence with its own private dock.

The property at 3060 South Ocean Boulevard is currently listed for $84.999 million.
