A newly listed estate on Southern California’s Big Bear Lake is poised to mark a turning point in residential design and pedigree in the coveted alpine community. Designed and constructed by its own sellers, actress Lindsey Gort and restaurateur Beau Laughlin, the residence was built through their firm Framework Design + Build and brings a new level of architectural ambition to the lake. It has recently come to market asking $15 million.

Dubbed Waterview, the residence sits on approximately 1.6 acres with 100 feet of direct, unobstructed lakefront. The property spans approximately 10,000 square feet under roof, including roughly 3,000 square feet of exterior living space and a detached garage and workshop. The home comprises seven bedrooms, seven full bathrooms, and two powder rooms.

Framework Design + Build worked in collaboration with acclaimed architecture firm The Ranch Mine, which helped reimagine the classic alpine design ethos for the exterior, and renowned landscape studio ORCA Design, which hand-selected the plantings throughout the grounds. Waterview marks the pair’s first ground-up build following a series of earlier developments in Lake Arrowhead and Palm Springs, and represents their most architecturally ambitious project to date.

“Big Bear has this incredible landscape that nobody’s really built for yet,” Laughlin said. “We saw an opportunity to bring the level of craft and design you’d expect in Aspen or Tahoe to a lake that’s still relatively undiscovered, and honestly, that’s what made it exciting.”

The exterior pairs a standing-seam roof and exposed beams with contrasting black and ivory siding and stonework, a look intended to read as both mountain-rooted and contemporary. Inside, white oak millwork extends across ceilings, walls, cabinetry, and staircases, unifying the home’s vaulted rooflines into a warm, monolithic envelope. Floor-to-ceiling glass keeps the lake and surrounding mountains visible from nearly every room, and the material palette stays in a consistent range of bone, walnut, camel, and terracotta tones, with rough-hewn, dry-stacked stone fireplaces adding a rawer counterpoint.

Three primary suites each showcase a lake view and open to a private patio anchored by a wood-burning fireplace. Their bathrooms draw from a rotating selection of marble that includes Taj Mahal and Calacatta Paonazzo, paired with stone vanities and unlacquered brass fixtures from Studio Ore, alongside a HUUM 12kW WiFi-controlled electric sauna.

The kitchen is outfitted for both daily use and larger-scale entertaining, with Ceppo Rosa stone countertops, two islands, dual Sub-Zero refrigerator and freezer columns, dual Wolf steam ovens, and a hand-finished brass-front Earthstone wood-fired pizza oven, a kitchen the team ties directly to Laughlin’s hospitality background.

“We wanted the interiors to feel warm and lived-in, not like a showpiece, even with materials this special,” Gort said. “Every room was designed around the view and the light, so the house never competes with the lake, it just frames it.”

Outdoors, ORCA Design aided shaping the surrounding landscape which is anchored by tiered, lighted pathways connecting a covered dining patio to a custom firepit, a wood-clad spa, and the property’s rolling lawn and wide lakefront. A nearly 1,600-square-foot garage and workshop accommodates boats and vehicle collections, and Framework Design + Build is available to work directly with a buyer on custom dockage.

Much of the existing high-end inventory in Big Bear and nearby Lake Arrowhead leans toward a more traditional cabin or lodge style, typically on smaller lots. Waterview’s scale, construction quality, and 1.6 acres of direct lake frontage set the property within its own league, according to listing agents Neyshia Go of Sotheby’s International Realty and Dani Rosenthal of Vista Sotheby’s International Realty.

Waterview, at 39224 Waterview Drive in Big Bear Lake, California, is listed for $15 million by Neyshia Go of Sotheby’s International Realty and Dani Rosenthal of Vista Sotheby’s International Realty.
