Several luxury residential projects across Oʻahu are emphasizing extensive amenities and services alongside the residences themselves. On the North Shore, The North Shore Club at Turtle Bay is adding beachfront residences built around a private club with a golf course, pools, dining venues, fitness and wellness facilities, and residential services.
John Pallante, managing director at Compass Development Marketing Group, is working with Areté Collective on The North Shore Club at Turtle Bay. Haven spoke with Pallante about how buyer expectations are shaping luxury residential development on Oʻahu and where he sees the market heading.
How is Hawaiʻi’s private club model evolving?
The private club model is becoming much more multigenerational. Today’s clubs have to serve everyone from young children to grandparents, with programming and amenities that allow each generation to have its own experience while still bringing families together.
That means complementing traditional offerings like golf, pools and ocean activities with children’s programming, fitness, wellness and increasingly, longevity-focused amenities. At The North Shore Club, we’ve approached the clubhouse with that range of needs in mind, from a family pool overlooking the 18th green to an athletic pool near the ocean and dedicated wellness hales. The goal is to create a club that evolves with its members throughout every stage of life.

Among the amenities offered at Hawaiʻi’s residential developments, which tend to be especially sought after by buyers?
Golf can be a game changer. Beyond the sport itself, a golf course creates a sense of openness and connection to the landscape that is difficult to replicate, while adding another dimension to the outdoor lifestyle Hawaiʻi is known for. At The North Shore Club, we’re working with David McLay Kidd and DMK Golf Design to thoughtfully reimagine the existing course for the next generation of golfers.
Food and beverage is equally important because it becomes part of owners’ everyday lives. Buyers want places where they can easily meet friends, have dinner with family or stop in after a day outdoors without having to leave the community. We’re planning multiple food and beverage experiences at The North Shore Club so owners have options throughout the day.
What do today’s discerning buyers value most in a second home?
Ease. They want to arrive and immediately start enjoying their time. The refrigerator is stocked, the boards are waxed and the reservations are made, all according to their individual preferences. For buyers with increasingly busy lives, that level of service is incredibly valuable.
At the same time, they want something special and irreplaceable, but also responsible. They want access to extraordinary places while knowing those places are being thoughtfully cared for. In Hawaiʻi especially, that means respecting the natural environment, celebrating the culture and character of the destination and approaching ownership with a sense of stewardship.
How do you see Oʻahu’s luxury real estate market evolving in the coming years?
Oʻahu is increasingly capturing the attention of ultra-high-net-worth buyers who may historically have looked first to Hawaiʻi’s neighbor islands. Buyers are recognizing that access itself is an amenity. Oʻahu offers extraordinary beaches and natural resources alongside sophisticated dining, healthcare, culture and connectivity.
As a result, we’re seeing the luxury residential offering on Oʻahu evolve to meet a more sophisticated buyer. They still want the beauty and escapism that bring people to Hawaiʻi, but increasingly, they want that paired with exceptional service, private club amenities and convenient access to everything the island has to offer.
