New development around major sports venues is putting more emphasis on what happens beyond the games. Residences, offices, hotels, restaurants, parks, and entertainment venues are being added around some major sports venues to keep these areas active on days when no major event is taking place.
In the U.S. housing market, late August brought more listings, slower contract activity, firm completed-sale prices, and mortgage rates still near 6.7%. The more significant development heading into fall is the growing competition for buyers. More sellers are looking for a deal at a time when the number of active buyers has fallen, creating leverage that is showing up in price cuts, canceled contracts, and builder incentives even as sale prices remain above last year.
July ended with lower asking prices, modest gains in completed-sale prices, limited inventory growth, and softer contract activity. Rather than moving decisively in favor of buyers or sellers, the market is becoming more segmented by price point, available supply, property condition, and monthly ownership costs.
As June closed, the U.S. housing market looked steadier than it did earlier in the spring, but affordability continued to shape nearly every decision. Buyers had additional listings to consider in many markets, contract activity improved in May, and price growth slowed. Still, mortgage rates near the mid-6% range kept monthly costs, condition, and long-term value at the center of the conversation.
For decades, private golf real estate mainly involved homes near a course, a clubhouse, member dining, and a calendar built around tee times. At the top of the market, that focus is broadening, with newer club communities increasingly being planned around a wider blend of residential design, hospitality, outdoor recreation, wellness, dining, and repeat travel.
At the end of May, the U.S. housing market has more supply than it did earlier in the year, but affordability remains difficult. More homes are coming to market, giving buyers a wider field of options than they had during the tightest stretch of the inventory crunch. Higher monthly payments, renovation costs, taxes, insurance, and monthly fees are still shaping how far many buyers are willing to go.
This spring is a cost-test market, in which buyers are still showing up, but they are looking more closely at factors like list price, condition, taxes, insurance, maintenance, renovation needs, and the monthly cost of owning the home.
The U.S. housing market is entering spring with more activity, but not more ease. , a reminder that even modest rate movement can quickly reshape buyer behavior. Demand has not disappeared, but it has become far more sensitive to cost, value, and timing.
Inflation is cooling, mortgage rates have moved down from last year’s highs, and for-sale inventory is gradually improving in many markets—but closed sales remain soft. That combination has produced a housing market that feels less uniformly “hot” or “slow” and more deliberately sorted. Homes that are priced to today’s demand and present as low-risk decisions are still earning urgency. Listings that ask buyers to underwrite uncertainty—through aspirational pricing, deferred maintenance, or ambiguous renovation scope—are far more likely to stall.
