Privé Malibu has added two padel courts, designed by high-end padel and lifestyle brand Reserve, to its 10-acre community near Point Dume Beach. The courts join an extensive amenity collection including tennis, pickleball, and basketball courts, along with a pool, walking paths, and a yoga lawn. The property also includes a fitness and wellness center with a biohacking studio, cold plunge, and infrared sauna.

Developed by BH3 Management, Privé has 68 residences across four mid-rise buildings, including two- and three-bedroom homes, townhouses, and penthouses. Malibu is better known for large single-family estates, and new condominium inventory has been limited for decades. But some buyers are looking for homes that require less upkeep without giving up privacy, outdoor space, or high-end amenities.

“We are seeing buyers who want the location and lifestyle of Malibu without the maintenance, landscaping and insurance costs that can come with a large single-family property,” said Daniel Lebensohn, Co-Founder and Co-CEO of BH3 Management. “We call it the ‘lock-and-leave’ mentality.”

Elsewhere in Southern California, newer condominium developments are putting more emphasis on concierge services, wellness, and other features more commonly associated with hotels. Mandarin Oriental Residences, Beverly Hills offers concierge, valet, housekeeping, security, and dedicated wellness spaces, while Aman Beverly Hills at One Beverly Hills will include fully serviced private residences, dedicated wellness facilities, and eight acres of botanical gardens.

At Privé, padel and the biohacking studio broaden the range of amenities beyond the pool, gym, and more traditional sports courts. “For us, it was important that the amenities complement the residences and the surrounding environment,” Lebensohn said. “Residents have the privacy of their own homes while also having access to spaces that encourage wellness, recreation and time outdoors.”
